Pricing is one of the few levers a small hotel fully controls. Big chains use dedicated revenue teams, but a handful of consistent habits can get an independent property most of the benefit.
The seven habits
Work through these in order, and review them monthly:
- Track your occupancy and average rate by day of week, and price weekends and weekdays differently
- Build a simple calendar of local demand: festivals, wedding season, school holidays, long weekends and local events
- Raise rates as occupancy climbs instead of selling every room at the same price until you sell out
- Set a sensible minimum stay on peak dates to avoid one-night bookings blocking longer stays
- Offer a slightly lower rate for longer stays or advance purchase on quiet dates
- Check what comparable nearby properties are charging, at least weekly in peak season
- Keep every channel on the same rate so guests never find a cheaper price elsewhere
